Getting started is simple. Schedule a free consultation where we'll assess your property, discuss your goals, and provide a customized management proposal. Once you decide to move forward, we handle everything from professional photography and listing optimization to guest communication and ongoing maintenance coordination.

Our management fee is a competitive percentage of gross rental revenue, which varies based on property location, size, and services required. We believe in transparent pricing with no hidden fees. Our fee covers comprehensive management services including marketing, guest communication, cleaning coordination, and 24/7 guest support.

Owner payouts are processed monthly, typically within the first week of each month for the previous month's bookings. Payments are made via direct deposit to your bank account. You'll receive detailed statements showing all revenue, expenses, and our management fee for complete transparency.

We pride ourselves on transparency. Beyond our management fee, the only additional costs are pass-through expenses such as cleaning fees (which are typically covered by guests), supplies restocking, and any maintenance or repairs your property requires. We currently do charge a monthly software fee to cover fixed costs, but plan to phase that out as our portfolio expands. There are no setup fees, onboarding fees, or hidden charges.

We work with professional, vetted cleaning teams who follow our detailed cleaning checklists and quality standards. After each guest checkout, the property is thoroughly cleaned, linens are changed, amenities are restocked, and a detailed inspection is completed. We also conduct periodic deep cleans to maintain your property's pristine condition.

We have a network of trusted, licensed contractors for all maintenance needs. For minor repairs under a pre-agreed threshold, we handle them promptly to ensure guest satisfaction and protect your property. For larger repairs, we'll contact you first for approval. Emergency situations are addressed immediately to prevent further damage, with follow-up communication to keep you informed.

Absolutely! It's your property, and we want you to enjoy it. Simply let us know your desired dates or block them off yourself through our owner portal. We recommend providing as much advance notice as possible to maximize rental potential around your personal use periods.

Guest vetting is a priority. We review guest profiles, previous reviews, and communication patterns before accepting bookings. We require guests to provide identification and agree to house rules. For higher-risk bookings (last-minute, local, or during high-risk periods), we apply additional scrutiny and may require security deposits.
